AMAZON. SAS Ltd is moving ahead with plans to construct a pharmaceutical manufacturing facility in Limassol, following approval from the Environmental Authority.
The €4 million project will be located in the community of Monagroulli, within the Pentakomo-Monagroulli industrial area, approximately 620 metres southeast of the village centre.
According to the environmental impact assessment submitted in September 2024, construction is expected to last ten months, barring any unforeseen delays.
The factory will cover a buildable area of 4,405 square metres across three levels, with a total height of 14.55 metres.
The first level will comprise underground parking and auxiliary areas (1,341 square metres), the second will host the pharmaceutical production areas (2,109.85 square metres), and the third will include office and additional auxiliary spaces (954 square metres).
According to the planning application, a total of 50 parking spaces will be created, including four for disabled users.
However, the accompanying information report cites 13 spaces, of which two will be accessible.
In addition, the project foresees an external parking area for ten more vehicles outside the main plot.
The plant will specialise in the production of solid pharmaceutical forms, mainly tablets and capsules.
As stated in the environmental report, the factory will manufacture up to 35 different medications, with annual output projected at 40 to 50 million units.
These will be packaged either in bottles or blister packs, with a yearly packaging volume of around 10 million units.
Outdoor infrastructure includes a southern entrance for controlled vehicle access, a loading/unloading bay, and a 47.5 square metres planting area.
The northern side will include a second controlled entrance, space for solid and recyclable waste (10 square metres), 15 parking spaces, two of them accessible, and an additional 72.5 square metres of green space.
A further ten parking spaces for staff will be added to the east and west sides of the building.
The total plot spans 7,852 square metres, with the factory itself to be developed on a net area of 5,392 square metres, within an industrial zone (B1).
Access will be available from the west via Anexartisias Street, connecting to the old Limassol-Nicosia road (B1), and from the east through the Pentakomo-Monagroulli Industrial Area road, which links to Panayias Neroforousas Street and back to Anexartisias Street.
It is also mentioned that the facility will implement all necessary health, safety and environmental safeguards, in line with Cyprus’ national legislation and EU regulations.
