Limassol continues to set the cost benchmark in Cyprus, driven primarily by sustained pressure on housing, while higher prices also extend into restaurants, leisure and private services, according to Numbeo’s cost-of-living data compiled over the past year.
The latest update, dated January 2026 and based on 737 entries from 83 contributors, places Limassol ahead of Nicosia, Paphos and Larnaca across most major spending categories.
Rent accounts for 32.2 per cent of monthly household spending in Limassol, the largest share among the four cities in Numbeo’s statistical model.
A one-bedroom apartment in the city centre is listed at €1,338.64 per month, rising to €2,350.00 for a three-bedroom. Outside the centre, rents are listed at €1,147.22 and €1,743.48 respectively.
Elsewhere, rent represents 27.9 per cent of household spending in Nicosia, compared with 29.3 per cent in Paphos and 26.4 per cent in Larnaca.
In the capital, a centrally located one-bedroom apartment is priced at €664.55, while corresponding figures stand at €922.22 in Paphos and €862.62 in Larnaca.
Purchase prices show the same ranking. Apartments in central Limassol cost €4,536.49 per square metre, compared with €2,713.81 in Nicosia.
Paphos and Larnaca, meanwhile, are listed at €3,742.00 and €3,403.26 respectively.
Outside city centres, Limassol still leads at €3,555.38 per square metre, while prices in the other three cities cluster closer to €1,900–€2,100.
Average monthly net salary is highest in Limassol at €2,449.46, compared with €1,547.36 in Nicosia, €1,919.93 in Paphos and €1,594.57 in Larnaca.
Mortgage conditions, however, show limited regional variation, with 20-year fixed rates ranging from 3.52 per cent in Paphos to 4.36 per cent in Nicosia.
Dining prices remain higher in Limassol. A meal at an inexpensive restaurant costs €20, compared with €15 in Nicosia and Paphos and €13.50 in Larnaca.
A mid-range three-course meal for two is priced at €80 in Limassol, compared with €60 in Nicosia and Paphos and €50 in Larnaca.
Restaurants nevertheless account for 9.1 per cent of monthly household spending in Limassol, compared with 12.5 per cent in Nicosia and 11.9 per cent in Paphos.
A cappuccino averages €3.48 in Limassol, compared with €3.21 in Nicosia and €3.13 in Paphos, while Larnaca is listed at €3.54. Bottled water (0.33 litre) costs €1.09 in Limassol, compared with €0.83 in Nicosia and €0.84 in Larnaca.
Supermarket prices vary less sharply. Eggs cost €3.87 per dozen in Limassol, compared with €3.54 in Larnaca and €3.98 in Nicosia.
Chicken fillets are listed at €7.87 per kilogram, broadly in line with other cities. Local cheese averages €11.15 per kilogram in Limassol and €14.12 in Paphos.
Markets account for 18.1 per cent of household spending in Limassol, compared with 18.5 per cent in Nicosia and 25 per cent in Paphos.
A monthly public transport pass costs €40 in Limassol, compared with €50 in Nicosia, Paphos and Larnaca. One-way tickets are priced at €2 in Limassol and Paphos and €2.40 in Nicosia and Larnaca.
Taxi start fares are listed at €7 in Limassol, €5.40 in Nicosia and €6.50 in Larnaca, while Paphos stands at €10.
Hourly waiting charges are highest in Nicosia at €45, compared with €30 in Limassol, €25 in Larnaca and €20 in Paphos. Petrol prices, by contrast, range narrowly between €1.40 and €1.42 per litre.
Vehicle ownership costs show little variation. A new Volkswagen Golf is priced at €25,000 in Limassol and €29,400 in the other three cities. A Toyota Corolla ranges from €27,242.86 in Limassol to nearly €29,500 in Paphos.
Basic monthly utilities average €193.63 in Limassol, compared with €178.24 in Nicosia, €172.52 in Larnaca and €150.12 in Paphos. Internet prices range between €28 and €32, while mobile phone plans are listed at €20.77 in Limassol and €12.80 in Paphos.
Finally, lifestyle and family-related costs widen the gap further. A monthly gym membership costs €81.76 in Limassol, compared with €63.46 in Nicosia and around €61 – €62 in Paphos and Larnaca.
Private preschool fees average €538.09 per month in Limassol, compared with €441.94 in Nicosia, €404 in Paphos and €327.11 in Larnaca.
International school tuition is listed at €9,419.38 per year in Limassol, compared with €7,870.59 in Nicosia and €5,583.33 in Paphos.
